I've lived here long enough to know which streets get plowed first and which docks survive a hard winter.

Most of my clients are buying a second home. That's a different decision than buying a primary residence — it's about how you'll actually use a place across four seasons, and what it costs to keep when you're not in it.

So I slow the process down. We walk neighborhoods before we tour houses. I tell you what I'd want to know if it were my money, including the things that make a house harder to sell later.

Eighteen winters in the same basin.

I came to Cedar Lake, Pine County for a season and stayed. Before real estate I worked in construction here — framing, decks, and enough remodels to know what's behind a wall before we open it.

That background is most of the value I bring. I can stand in a house and tell you what the deferred maintenance is going to cost, whether the roof pitch is right for this snow load, and how a lot sits relative to the fire risk map.

I work this market and only this market. I take a small number of clients at a time so that when you call, I answer — and so I'm actually walking the streets I write about.

Outside of work you'll find me on the north shore trails most mornings, and on the water until it's genuinely too cold.
